Cherrywood is a Central East Austin neighborhood bounded by Interstate 35 to the west, Manor Road to the south, Airport Boulevard to the east, and Wilshire Boulevard to the north. The neighborhood takes its name from Cherrywood Road, the major north-south corridor through the area, formerly known as Chestnut Street. Cherrywood encompasses several older subdivisions including French Place, Delwood, and Wilshire Wood.
The area's residential character formed primarily during the post-World War II building boom of the 1940s and 1950s, when houses and businesses replaced former ranch and agricultural land and parks replaced former peach orchards. The first modern subdivision in the area was the Dancy Addition in 1887, but most of the current housing stock dates to the mid-twentieth century. Homes are predominantly pier-and-beam bungalows, ranch-style houses (some with native limestone exteriors), and two-story stucco duplexes. Most homes range from 900 to 1,500 square feet on lots of 0.11 to 0.38 acres. The majority of properties are zoned SF-3, which permits a home plus an accessory dwelling unit or a duplex on a 7,000-square-foot lot.
The Cherrywood Neighborhood Homeowners Association, formed in 1990, covers five plats with approximately 250 households. Membership is voluntary for most residents. A separate voluntary organization, the Cherrywood Neighborhood Association (CNA), coordinates community events and advocacy for all residents. Cherrywood borders the Mueller development to the east, a 700-acre mixed-use community built on the former Robert Mueller Municipal Airport, which operated from 1930 to 1999. The City of Austin adopted the Mueller redevelopment master plan in 2000. Along the western edge, TxDOT's I-35 Capital Express Central project is expanding the highway; in 2025, Cherrywood residents voted in favor of a noise barrier along the I-35 corridor from 30th Street to 38½ Street.
The Manor Road corridor serves as Cherrywood's commercial spine with restaurants, coffee shops, and local businesses. Dai Due, a butcher shop and supper club at 2406 Manor Road, is listed in the Michelin Guide. Cherrywood Coffeehouse at 1400 East 38½ Street has operated since 2009, offering live music and brunch. Haymaker at 2310 Manor Road and Salty Sow provide additional dining along the corridor.
Cherrywood is served by Austin Independent School District. The neighborhood feeder pattern includes Maplewood Elementary, Kealing Middle School, and McCallum High School. Maplewood Elementary received an "A" rating from the Texas Education Agency. The University of Texas at Austin main campus is approximately 1.5 miles west across I-35, and ACC Highland Campus is located along Airport Boulevard to the north.
CapMetro Route 20, a high-frequency bus line, runs along Manor Road connecting Cherrywood to the broader transit network. Route 322 also serves the area. The City of Austin is upgrading bicycle and pedestrian infrastructure at the Manor Road and Cherrywood Road intersection, adding shared-use paths and improved signal phasing. Downtown Austin is approximately two miles southwest.
Cherrywood is zoned to Austin Independent School District (Austin ISD). The neighborhood feeder pattern is Maplewood Elementary, Kealing Middle School, and McCallum High School. Prospective buyers should confirm address-specific assignments with Austin ISD.
